Prices Rising

In some parts of Coral Springs, the prices of homes for sale are rising. Experts watching the market are seeing the increase. The key factors are the low inventory and increase in buyers. Multiple offers are starting to come into play because there is just not enough houses out in the real estate market for buyers. The cash investors are snapping up the foreclosures before other buyers make the appointment to view them. The folks that short sold their property 3 and 4 years ago are back on the market because they are now eligible to purchase again. First time buyers and trade ups are also in the mix. Even though Broward County has more than it’s fair share of “shadow inventory”, it’s not being released all at once. Instead, it’s just a steady steam of foreclosed homes that are being released right now. The lenders are being smart in driving down the prices even further. The shadow inventory has declined by 9% since 2010. Most of what is new foreclosure inventory is being sold as short sales. With this being said, forecasts show even where in some areas prices may still be falling, they will stabilize by summer.
